The VYNOS method
Every pricing recommendation has a clear reason.
VYNOS combines your property's performance, how bookings are building, the rates of a genuinely comparable comp set, seasonality and local demand. The result is a specific recommended rate and minimum length of stay for each date — with the rationale, a confidence level and a note on the risks.
How we decide
From data to a specific decision.
01
Your performance
We track bookings, occupancy, achieved rates and how quickly each date is filling.
02
The relevant market
We compare rates and availability of properties that are genuinely similar in location, size, quality and offer.
03
Demand and date
We factor in seasonality, day of week, booking lead time, local events and remaining capacity.
04
A checked recommendation
Each date gets a recommended rate, a minimum stay, the rationale, a confidence level and a note on the risks.
The rate is not arrived at by blindly copying the comp set. Every recommendation has traceable inputs and rules that can be checked afterwards.
The weekly output
What management receives each week.
A short working document with specific decisions for the next 90 days. Not a general presentation, and not a list of metrics with no next step.
Rate and condition recommendations
| Field | What it holds |
|---|---|
| Date | The date or period the decision applies to |
| Room type | The specific room or rate category |
| Recommended action | Raise, hold or lower the rate |
| Rate | The recommended selling rate |
| Minimum stay | The recommended number of nights |
| Reason | The main factors behind the decision |
| Confidence | Quality and completeness of the available data |
| Risks | Missing, stale or ambiguous data |
| Status | Approved, amended or declined |
Every weekly output contains
- priorities for the nearest dates,
- the dates to raise, hold or lower the rate,
- opportunities tied to events and high demand,
- an overview of how bookings and the market are moving,
- a specific list of actions for the coming week.
How it is delivered
An output you can act on immediately.
You receive the recommendations as a clear working document. Each row carries a specific date, the recommended change, the reason for it and its approval status.
The output can be delivered as
- an overview for management,
- a working list of rate changes,
- a PDF or spreadsheet export,
- input for entering the changes in the PMS.
Measurement
We measure the result comparably, not for marketing.
We track above all
- room revenue,
- occupancy,
- average nightly rate,
- revenue per available room,
- the pace at which bookings accumulate,
- the share of each distribution channel.
With every review we state
- Like for like
- We compare matching periods, days of week and room types.
- A clear basis
- We state where the data comes from and whether the figures include VAT and commission.
- Decisions actually used
- We attribute the result only to the period in which the recommendations were genuinely applied.
- Outside factors
- We account for significant events, capacity changes, renovations and unusual swings in demand.
We publish case studies only with the client's consent, and only once a long enough, comparable period has closed.
